Along with Langley, Chilliwack is one of the two markets where North Built Construction has the deepest roots. We've completed custom home builds, renovations, and additions in Chilliwack, and we have established trades relationships throughout the area: people who work Chilliwack regularly and know how projects here tend to run.

Sardis is one of Chilliwack's established residential communities: a mix of family homes, newer construction, and properties that are well-suited for addition and renovation work.

Yarrow

Yarrow is further east, more rural in character, and exactly the kind of setting where custom home projects come together differently than they do in Metro Vancouver.

In both areas, we've built the relationships that matter: trades who work these neighborhoods, suppliers who service the area, and familiarity with what the City of Chilliwack expects on permit submissions.

More Land, More Options

Out in the Chilliwack area, land availability is a different story than in Metro Vancouver. There's more of it, the lots are larger, and the logistics of building on a property are just more manageable. You can stage materials on site. You can bring in equipment without coordinating around three neighboring properties. The rural character of areas like Yarrow means that when a client wants to build something significant on a larger piece of land, the conditions are there to do it properly.

Custom home activity in the Chilliwack area also tends to hold up well when the broader market slows down. There's more opportunity to build from the ground up here than in areas where land scarcity pushes everyone toward renovation and densification.

Operational Room

Why More Room Means More Efficient Builds

One of the real differences between building in Metro Vancouver and building in Chilliwack is what I'd call operational room. In a dense neighborhood in Vancouver, you're working in tight quarters: minimal parking, compressed delivery windows, neighbors on all sides who have a stake in how your job site operates. In Sardis or Yarrow, you've got room to set yourself up the way a project should be set up. Product can come in on a realistic schedule. Equipment can maneuver. The crew isn't managing around a dozen logistical constraints just to do the work.

That efficiency has a real effect on how a project runs and what it costs. It's one reason why build costs per square foot tend to be more favorable in the Fraser Valley than in Metro Vancouver, and why labor pricing reflects a more realistic market rate.

Not All New Builds

Renovations and Additions in Chilliwack

It's not all custom homes out here. We do renovations and additions in Chilliwack as well: kitchens, full interiors, basement builds, and additions where a family has outgrown the footprint of their current home but doesn't want to move. In Sardis especially, the lot sizes on a lot of established properties give real options for additions that wouldn't be viable on a tighter lot in the city.
